Can your own website really help improve your vacation rental bookings?
image Every vacation rental owner needs a stand-alone website. It's certain that your competitors do. It's your online brochure available around the world 24/7. You can tell folks about your site by telephone, in person, in your e-mail, by snail mails, business cards, and of course your rental ads. You'll be sending them to a place that presents your property at it's very best. It's an investment that will begin paying off with your very next rental. The value is many times the cost.
Do your rental ads look just like everyone else's?
image Of course they do. Each has its standard blocks of text and pictures and looks just like yours. You need those ads but they don't present your property at it's best. Nor can they present all the information your guests want to know about your property. I've specialized in vacation rental websites and I study the business. Vacation advertising is not the same as real estate advertising.
There's a good chance that you don't have the time or expertise to build and manage your own site
image There are several reasons you don't have a site or hesitate to improve your site. First, you are probably busy and don't have the time to build a site you'd be proud of. Second, you face a learning curve; you'd like to do it yourself but . . .. Finally, you think it's too expensive.
It's a high value investment and not just for increasing your bookings
image A single extra booking each year will more than pay for your website but there is more. It saves you time! We'll include rental details, your contract, your amenities, the best places to eat, to shop, and to have a great time. Most guests prefer browsing at their leisure. They enjoy researching without a salesman breathing down their neck. When they phone or e-mail you, they will already be well informed and skip the routine questions. Your site will also increase the value of your property. Prospective buyers will not only see your property presented at it's best, they will see a going concern with a website adding to it's value.
It's fun, it's satisfying, and I'll get you through it
image I will work with you personally, one-to-one. I work with folks who are starting from scratch, those who want to improve their site, and those who want to do it themselves. You don't have to know anything about website. All you need is your wonderful property. Before we are done, you'll know a heck of a lot about web publishing. When we're done, you'll be the proud owner of your own website. Your website will be proud of you too.
Your next step

Uh oh, You don't know where to start do you? Here are a few suggestions:

1. First: have a look around here. See anything that resonates with you? Did you get any ideas? Don't forget to see how much you'd need to invest and the questions and answers.

2. Second: read or at least scan my reference library. I've worked hard to document what I've learned so that we can both be better informed.

3. Third: contact me by e-mail or phone. Your first consultation if free . . . and I don't bite.

I'm Terry Kearns. I'd very much enjoy talking with you. I'd like to have to opportunity to help you improve the value of your vacation property.  Thanks!

The process is a little like fishing - click to read more. image It's a joint process. For every hour I work, you may need to work two hours. It's your knowledge of the property that will make your web site unique. And the more we communicate, the faster we'll get it done.

spacerCosts
Cost - click to read more. image The ballpark price for my labor is about $500 but that depends.... You'll bear three more costs: a domain name and a hosting service cost about $145 a year, and placing web advertisements. Your labor is very important. The information you provide will make your site unique.

It's not enough - click to read more. image The web is by nature very impersonal. My goal is to make your website as human as possible by helping your guests enjoy their vacation. But that's just the website. To please your customers you'll need to communicate personally.

spacerAbout and contact
TK - click to read more image I really enjoy building websites and particularly rental sites. My philosophy is that your site needs to be more than a real estate ad. It needs to provide obvious and genuine service for your customers. Your site must help your customers enjoy their vacation. That will set your site apart and your customers will remember you for it.
